The Meeting:
The Panther Creek Estates Association of Homeowners, Inc. will hold their annual meeting of the membership on Tuesday November 29th at 6:30PM. This meeting will be held at Sem Elementary School at 12721 Honeygrove Dr., Frisco, TX 75035. The Agenda of the meeting is a general neighborhood update and the election of board members.
The Election:
At this meeting we will hold an election to fill four (4) board positions. Currently we have 4 candidates for these positions. They are Jill Hart of Round Mountain Dr., Ann McElroy of Corsicana Dr., Ariel A. Ortegon of Henderson Dr., and William “Bill” Woodard of La Grange Dr. Their candidate information is found at the end of this communication. We are accepting applications for additional candidates. If you are interested, please complete the board candidacy form found on our website. We will also accept candidates from the floor at the meeting.
Importance of Quorum:
In order to conduct business, we must have quorum. Quorum for our association for the first reconvened meeting is 2/3 of 25% of all lots. We have 1073 lots, so we need 180 lots to be represented. Every owner is eligible to vote. If we do not have quorum, we must reschedule the meeting and the election. We will have to go through the process of notification and secure a location for the meeting. This is all at additional cost to our association. In order to secure Quorum, it is vital that each and every one of you complete the proxy form and submit it to Real Manage. This form will only be used for Quorum purposes unless you provide voting instruction on the form. If you come to the meeting, your proxy will be returned to you. Here is a link to the Proxy Form on our website. Please return the form by mail to 16200 Addison Rd, Ste 120, TX 75001, by e-mail to PANCREEK@realmanage.com, or by fax to 866-919-5696 as soon as possible. Please complete and submit the form even if you plan on coming to the meeting. This will make the meeting run smoother.

Board Candidate Information.
Jill Hart
BRIEF PERSONAL HISTORY/PERTINENT EXPERIENCE QUALIFICATIONS:
I grew up in Georgetown, Texas, at the time a small suburb North of Austin, not much unlike Frisco. I graduated from Georgetown High School in 1992 and left for college in Lubbock, Texas at Texas Tech University. I graduated from Tech in 1996 with cum laude honors. I began working in the mortgage industry during college and opted to continue that career path after graduation, working for a Community Bank in Lubbock. In 2001, I moved to the DFW area, transferring with the bank with which I worked, transitioning over to Real Estate lending on the bank side. I continued with Community Bank Real Estate Lending until March of2011 when I went back to my roots and returned to the Mortgage Industry. I currently work for City Bank Texas, a community bank based in Lubbock, Texas as a Branch Manager / Mortgage Loan Officer. My branch office is located in Plano, but provide mortgage financing throughout the DFW metroplex.
In 2003, I married my husband Chris, who is working his 10th season with the Texas Rangers Baseball Club as a Senior Account Executive / Suite Sales. We live and die by baseball and the Rangers! We have 2 sons, Ryan (6) and Nathan (5) who both attend Sem Elementary in First Grade and Kindergarten respectively.
DESIRE/REASON FOR SERVING ON THE BOARD OF DIRECTORS:
After living in Plano for 5 years, we decided to make the move to Frisco in order to transition our children into smaller, better growth-planned schools and a growing community environment. We chose a home in Panther Creek Estates because of it’s affordability and quality, close proximity to schools, parks and trails. As a new homeowner in the development, moving into our new home June 2011, I have seen some areas in need of improvement. Serving on the Board of the HOA would provide an opportunity to share my outlook and continued improvement to the community by contributing a fresh outlook as a new Frisco resident. Serving in a community has always been something I have had an interest in and now that we planted roots, I thought this was a good opportunity to pursue that interest.
I do not have any deterrents to serving on the Panther Creek Association of Homeowners Board.
Ann McElroy
BRIEF PERSONAL HISTORY: (family, interests, education, etc.)
I have lived in Panther Creek now for four years. I am originally from Boston, MA. I am married and we have four beautiful children. I have a BA in English and Political Science. I currently have one child in each school presently: one in kindergarten at Sem Elementary, one at Maus middle school in the sixth grade and one son who is a senior at Heritage High School.
PERTINENT EXPERIENCE QUALIFICATIONS: (employment history, prior experience in a Homeowners Association, committee or Board of Directors, etc.)
I have worked as an office manager in a real estate office. I am currently on the Sem Elementary PTA board and have been for two years. I am Vice President of the Ladies Auxiliary at St. Francis Church and I am on various committees there as well. I also take part in the community wide Clothe a Child Event that occurs annually.
DESIRE/REASON FOR SERVING ON THE BOARD OF DIRECTORS: (interest in neighborhood, improvements, and visions for the community)
I am quite pleased with being a part of such a vital and welcoming community at Panther Creek estates. We have terrific schools and all types of events that make our community a truly unique one. I would like to serve on the board because I believe in our community and would like to take an active role in seeing us improve our neighborhood as well.
ARE THERE ANY COMMITMENTS THAT WILL DETER YOU FROM SERVING ON THE BOARD OF DIRECTORS? (Travel, employment, etc.)

Ariel A. Ortegon
Brief Personal Information: family members, interests, education, etc.
I have lived in PCE for 7 years. I have a wonderful spouse and a 15 year old daughter. I have a BA in History and a BS in Nursing.
Experience Qualifications: Employment History, prior experience in a Homeowners Association, Committee or Board of Directors, etc.
I have been active with the HOA since we took over from the developer. I was chair of the Beautification Committee and I am currently the board liaison to that committee. I have been on the board for the last two years.
Why are you interested in serving? (Interested in neighborhood, improvements, vision for the community)
We live in a great neighborhood with a great sense of community. As our neighborhood gets older we need to continue with upgrades and maintenance.
Are there any commitments in the way of travel, employment schedule that will hinder your regular attendance/participation in evening meetings?
None.
William ‘Bill’ Woodard
Personal History:
I moved to PCE in March 2005. I currently work for Citibank in Irving and am working on my Master’s in Accounting at UTD. My wife and I have 3 boys. Our youngest are in school at Sem Elementary and the oldest goes to Maus Middle School. We love living in the neighborhood and spend lots of time at the parks and the pool.
Experience:
I first ran for the BOD in the fall of 2006 when the management of the association was turned over from the developer to the homeowners, and have served on the Board since that time.
I am also heavily involved with the City of Frisco and have served as the Chair for the Complete Count Census Committee, as a member of the Charter Review Committee, as a member of the Zoning Advisory Committee and am Currently Serving as a Commissioner on the planning and Zoning Board. Serving on the various committees with the City has provided an added level of knowledge and contacts at the City level that I believe is a great asset to our community. It has enabled us to work with the City on several different issues that resulted in very positive impacts for our neighborhood. Some examples include significant portions of the Parks being Re-Sodded in 2010, and in conjunction with some other board members we met with the PID board to gain approval for the Improvements currently underway just north of the Hillsboro Entrance.
Desire for Serving:
When I ran for the board in 2005 my desire was to help transition the neighborhood from developer control to homeowner control, which is almost always a tough process. I believe we’ve made some great strides over the last few years. We’ve had some challenges in 2008 and 2009 with significant numbers of foreclosures, but have managed through those tough times without the need for any rate increases, and we have been able to expand the pool and begin work on significant improvements north of Hillsboro. As our community begins to age (it is now nearing 10 years old) we will begin to enter a time in which ongoing maintenance will become key for the community. We have several projects in the works (the largest being the Hillsboro project) and will need to continue the long term maintenance and planning that we began over the last 12-18 months to ensure the community not just maintains its appearance, but improves it. We have come a long way in the last 5 years, and have many many good years ahead to continue making PCE the best neighborhood to live in. I would like to continue to be a part of that guidance and appreciate your support.
