New Development near PCE

The property North of Maus Middle school has submitted preliminary plats to The City of Frisco.

These plats will be reviewed at the 10/12/2010 Planning and Zoning meeting.

If you have any questions please email the board and we will try to get your questions answered. 

We will post any questions recieved, and the responses in this post as we have more information.

Questions that have been asked.

 

what is the expect property value of these homes being built?

They are single family 5 lots.  Meaning minimum lot size is 7,000 sf and minimum home sf is 1800 sf.  We expect similar to what we have in PCE since most of our lots are similar to that 7,000sf minimum limit.  Ultimately it’s up to the builders what they decide to build, within the parameters of the minimum lot and home SF and yard setbacks required in code.

will the new walking path from PCE to Maus middle school be maintained or cut off by the development?

 

The school district has stated before building the path it may be temporary.  The path they built is 100% on FISD property, whether they choose to keep that or not will be their ultimate decision.  There is an expected tie in from the Greenbelt between Henderson and Kingsville, that will provide a path through to the sidewalks in their neighborhood.

what are the boundarys of Northeast community park(the city says 75 acres but I don’t see how that is) in relationship to the new Ridgeview at Panther creek?

The NE community park stretches from Tyler north to Panther Creek Parkway along Honey Grove.  The Eastern boundary is basically the same as the PCE eastern boundary, if you were to extend our eastern boundary line straight north.  You can get a better idea by look at the city GIS maps here:  http://maps.friscotexas.gov/  Under points of interest click “parks” the zoom into our area and it will show the boundaries.

 

what and where will the drainage from rain and sewer be put through? They will have to tie into existing storm and sewer lines.  There should be no effect to us.
what parks or amenities can or will be shared? Based on the plans they will be sharing an alley with us.  All of the parks in our community are city parks and anyone, from anywhere are free to use them.  Our pool is exclusively ours, they will have their own amenity center as indicated on their plans.

 

what streets will be contiguous on to PCE and will there be increased traffic?

 

Tyler and Kingsville will continue through their neighborhood as indicated on their plans.  That will actually give us additional exits onto Coit.  There is no way to know if there will be increased traffic, however based on the layout we think it is more likely our residents will traverse through their neighborhood than theirs through ours.

will the new houses go to SEM elementary? Yes, That area is zoned for Sem, Maus, and Heritage.

will they be charged for the PID?

No the PID is specific and unique to our neighborhood only.

 

who are the developers going to be?

They are listed on the plans.  There is no way to know who the builders will be until the developer starts selling lots.

Are the houses on Emerald Gate Dr. front or rear entry?  Do they plan on sharing the alley with our houses on Littlefield Dr.  

Emerald Gate Dr will be rear entry and will share the existing alley that Littlefield utilizes.

 

It looks like there is a gas line easement on the north side of this phase.  Will that mean that there will be no lots allowed on the north side of Tyler in their subdivision also? There will likely be future phases of the development.  The gas easment should be developed similar to ours.

 

Why does the staff say that open spaces are not required?  Are there any in future phases?  It seems there will be at least one more future phase to the north. 

Staff is recommending no neighborhood park for Ridgeview.  Instead they would pay a fee of $176,393 in lieu of having a park built.

How will this affect PCE?  That’s really an impossible question to answer.  Based on current building codes we would expect a neighborhood similar to every other new neighborhood in Frisco.

 

Lost Cat on Olton Dr

She is considered a Tortoiseshell colored cat - mottled with orange, black, brown.  This is an inside cat that escaped, the kids are very sad.  If you’ve seen this cat or know where it is, please contact the board and we’ll pass along the contact information.

Annual Meeting October 19th **Update to include pool plans

The next annual meeting for Panther Creek Estates will be held on October 19th at Sem Elementary.  Please note this is a minor change from what was in the newsletter.

At the annual meeting we have three board member positions up for election.  If you are interested in serving on the board please complete the Board Candidacy Form and submit it to Real Manage.

We will also be voting on expansion of the pool area.  We will have proposed plans at the meeting for review, and we have attached a PDF below as well. 

In order to hold the annual meeting we need at least 250 residents to either attend, or provide proxies.  If you cannot attend please complete a proxy and provide it to either RealManage or one of the board members.   We will provide childcare <please email names and ages of children to RealManage.>  Come early at 6:30pm for pizza and to mingle with your neighbors.

Pool Closed 08/01

The pool is currently closed for cleaning and a shock treatment due to vomit found in one of them.  We are expecting it to re-open this evening around 6.

Safety Committee Meeting

The Next Safety Committee Meeting will be held July 13 at 6:30 pm.  11545 La Grange Dr.

Please email the safety committee if you plan on attending so we know that we’ll have enough room.

Pool Closed 6-25 Re-opening - 07-01

This evening someone attempted to set the paper towel holders in both the Men’s and Women’s restroom on fire. This attempt was made while several residents were at the pool.

The fire marshal will be investigating, but the pool will remain closed while minor repairs are done and information is gathered for the fire marshal.

If you know of, or hear of, any information regarding this incident please send the board an email so we can forward it to the fire marshal.

Park Maintenance 06-07 Update

The Parks and Rec department is starting work on Bob White and Mourning Dove Parks today.  It will take a week or two to complete the work.  After the new sod is laid residents may notice daytime watering in these areas until the sod is rooted properly.

Coit Road Closed June 7th and 8th

The City is closing Coit Road from Main to Eldorado June 7th and 8th for repairs.

LDS Church - Contractor Request

Fellow PCE residents,

It has been brought to the attention of the board that several children have been seen playing on the dirt hill at the church construction site located on the corner of El Dorado and Hillcrest. On more than one occasion they have been asked to leave by the construction personnel on site and the children have been less than respectful. We ask that each of you take a moment and ask your young ones to please stay off of the church property while the construction is being completed. There are many hazards on a work site such as this and neither the board, church or construction company want to see anyone get hurt. This is not the place for children to be playing, we are fortunate to have several wonderful parks in our community for the kids to enjoy.
