At the Annual Meeting on 10/31, 2pm in addition to voting on new Board members homeowners will also vote on by-laws changes proposed bythe Covenants Committee :  “We are proposing this amendment to the bylaws to a) bring the bylaws in conformance with the Texas 209 property code and b) eliminate the requirement that hearings be held for all fines and sanctions even if the owner does not request a hearing in the alloted time.”  Above you will find  the official language of the Amendment.

Please fill out and send in the proxy below whether or not you plan to attend.  We want to make sure we will have a quorum for the meeting.

With all the storm damage over the last 2 days we have a significant number of fences damaged in the neighborhood as well as roofs and other items.

This is a reminder that the City of Frisco requires a building permit for any construction of a fence over 16 feet in length (for most fences this is 3 consecutive sections or 2 posts that may have come down).  I recieved clarification from the City yesterday that if the same panels are being put back up and only posts are replaced a permit is not required, however if the posts and panels are replaced then a permit IS required, even if the same style fence is being put back up.

If your fence (or any other repairs) require a permit it will also require ACC approval, so be sure to submit for that as well.

****UPDATE****  We have been receiving a very large number of requests, as expected, however due to the increase in volumes the ACC may not be able to review all requests as quickly as they normally would.  Please be patient and they will be reviewed as quickly as possible.
